I Earth Consultants Inc.
I IXnlnhnlct1197;inrr,g levinp..n 4lm unninrn6il
E-8602
July 15, 1999
Cascasia Pacific Properties, Ltd.
601 Valley Street, Suite 103
Seattle, Washington 98109
Attn: Mr. Steve Cupic
Dear Mr. Cupic:
We are pleased to submit our report titled "Geotechnical Engineering Study, Proposed
Five Story Apartment Building, Hewitt Avenue and Grand Avenue, Everett, Seattle,
Washington." This report presents the results of our field exploration, selective laboratory
tests, and engineering analyses.
In our opinion, development of the site as planned is feasible from a geotechnical standpoint.
The critical geotechnical issues to be addressed are foundation support, and limiting the
influence of foundation loads on the existing Burlington Northern train tunnel underlying the
middle portions of the site. Temporary and permanent support of the below grade
excavations, and reducing post -construction settlements are also important geotechnical
considerations. Medium dense to very dense sand and silty sand soils were encountered at
the boring and test pit locations. Some fill consisting of brick and concrete rubble was
observed along the east -central portions of the site. Recommendations for foundation
support, excavations, and site preparation are presented in the following sections of this
report.
We appreciate this opportunity to have been of service to you during this initial phase of
project .evelopment, and we look forward to working with you in the future phases. Should
you or your consultants have questions about the content of this report, or if we can be of
further assistance, please ca!I.
Sincerely,
EARTH CONSULTANTS, INC.
Robert Levinson, P.E.
Principal
RACIRSL/bkm
1805.1361h Place N.E..
