GEOTECHNICAL ENGINEERING STUDY
Cascasia Pacific Properties, Ltd.
July 15, 1999
E-8602
Page 2
Reinforced concrete construction is planned for the below grade parking level. The upper
levels of the apartment building will consist of either steel or wood -frame construction. We
understand finish floor elevation of the lower garage level will range between elevation 82 feet
and elevation 85 feet. We estimate the below -grade parking level will be roughly ten (10) to
twelve 0 2) feet below the elevation of Hewitt Avenue and Grand Avenue along the east and
southeast sides of the property. At the northwest corner of the property, finish floor elevation
of the parking level will be at or near the existing elevation of the alley. The deepest
excavations will be necessary at the southeast corner of the property, and will be in the range
of approximately ten (10) to twelve (12) feet.
At the time this report was prepared, structural loading information was not available.
However, based on our experience with similar projects, we anticipate wall loads of 6 to 8
kips per lineal foot, column loads of approximately 350 kips to 450 kips, and slab -on -grade
loading of 150 pounds per square foot (psf). If any of the above design criteria are incorrect
or change, we should hr• consulted to review the recommendations contained in this report.
In any case, ECI shoulr be retained to perform a general review of the final design.
SITE CONDITIONS
Surface
The rectangular shaped property is approximately 0.75 acres, and is located northwest of the
intersection of Hewitt Avenue and Grand Avenue, in Everett, Washington (see Vicinity Map,
Plate 11. The property is currently undeveloped, with the exception of an abandoned one-
story structure located in the northeast corner of the site. Concrete retaining walls are located
along the east property line, and range between approximately four feet to ten feet in height.
The existing retaining walls transition the grade between the site and the sidewalk elevation
along Grand Avenue. A two-story brick building with a daylight basement level borders the
site on the north, and an alley borders the site on the west. The approximate elevation of the
daylight basement level at the alley is elevation 79 feet.
The site topography slopes downward to the north and west from the southeast corner of the
site. The total relief across the site from the southeast corner to the northwest corner is
approximately fifteen (15) feet. The site vegetation is sparse, and con-ists predominantly of
grasses, blackberry vines, and scotch broom.
Ee„h C...uk-nu, Inc.
