The upper <br />levels of the apartment building will consist of either steel or wood -frame construction. We <br />understand finish floor elevation of the lower garage level will range between elevation 82 feet <br />and elevation 85 feet. We estimate the below -grade parking level will be roughly ten (10) to <br />twelve 0 2) feet below the elevation of Hewitt Avenue and Grand Avenue along the east and <br />southeast sides of the property. At the northwest corner of the property, finish floor elevation <br />of the parking level will be at or near the existing elevation of the alley. The deepest <br />excavations will be necessary at the southeast corner of the property, and will be in the range <br />of approximately ten (10) to twelve (12) feet. <br />At the time this report was prepared, structural loading information was not available. <br />However, based on our experience with similar projects, we anticipate wall loads of 6 to 8 <br />kips per lineal foot, column loads of approximately 350 kips to 450 kips, and slab -on -grade <br />loading of 150 pounds per square foot (psf). If any of the above design criteria are incorrect <br />or change, we should hr• consulted to review the recommendations contained in this report. <br />In any case, ECI shoulr be retained to perform a general review of the final design. <br />SITE CONDITIONS <br />Surface <br />The rectangular shaped property is approximately 0.75 acres, and is located northwest of the <br />intersection of Hewitt Avenue and Grand Avenue, in Everett, Washington (see Vicinity Map, <br />Plate 11. The property is currently undeveloped, with the exception of an abandoned one- <br />story structure located in the northeast corner of the site. Concrete retaining walls are located <br />along the east property line, and range between approximately four feet to ten feet in height. <br />The existing retaining walls transition the grade between the site and the sidewalk elevation <br />along Grand Avenue. A two-story brick building with a daylight basement level borders the <br />site on the north, and an alley borders the site on the west. The approximate elevation of the <br />daylight basement level at the alley is elevation 79 feet. <br />The site topography slopes downward to the north and west from the southeast corner of the <br />site. The total relief across the site from the southeast corner to the northwest corner is <br />approximately fifteen (15) feet.
