Mr. Miles Walker
BNH Architects, P.S.
Plan Check Number: B1801-036,First Review
February 23, 2018
Structural
1. The structural drawings do not include structural notes. The structural drawings should specify
the 2015 International Building Code and the 2015 International Existing Building Code as the
governing codes for the design. The drawings should specify design loads and other
information pertinent to the structural design per IBC Section 1603.1. Geotechnical
information should be specified per IBC Section 1603.1.6.
2. The structural drawings do not include material requirements for the structural systems.
Material properties, connection requirements, fabrication and coating requirements, and other
information required to perform the structural work should be specified in accordance with the
following:
a. Concrete: IBC Sections 1901.5.
b. Masonry: IBC Section 2101.2 and ACI 530-13 Section 1.2. •
c. Steel: IBC Section 2205.1, AISC 360-10 Section A4, and AISC 303-10 Section 3.1.
d. Wood: IBC Section 2306.1 and NDS-15.
3. Structural and geotechnical special inspections are required for this project. A statement on
special inspections shall be submitted with the permit documents. The statement shall include
a table listing each type of special inspection and shall specify the extent of each inspection
(e.g., continuous, periodic) per IBC Section 1704.3.1. The table shall include special
requirements for seismic and wind resisting systems as required by IBC Sections 1704.3.2 and
1704.3.3, respectively. See IBC Sections 107.1, 1704.2.3 and 1704.3.
4. Geotechnical observations should be performed for this project based on a review of the
structural drawings. A list of the required geotechnical observations should be provided in the
Structural General Notes. See IBC Sections 107.1 and 107.2.1. The following is a summary
based on a review of the construction drawings:
a. Movement monitoring of adjacent structures (IBC Sections 1803.5.7 and 1804.1).
b. Placement and compaction of structural backfill (IBC Section 1803.4).
5. The project includes installation of a new elevator system. The following comments should be
addressed:
a. The elevator design drawings should be included in the list of deferred submittals in the
structural notes. See IBC Section 107.3.4.1.
b. The design loads for the elevator system, including impact loading, should be specified in
the structural notes. At a minimum, estimated design loads should be specified for the
design, and verified when the elevator design drawings are submitted for review. See IBC
Sections 1603.1.8 and 1607.9.1.
c. The connections between the elevator guide rails and the structural framing are typically
the responsibility of the engineer-of-record for the building system. At a minimum,
connection details between the rail bracket and structural framing are required.
Calculations and details for the elevator connections to the structural framing should be
provided for review. The design shall consider concurrent multi-directional loading as
determined by the elevator manufacturer.
