My commentary is based on <br /> the Work Area Method of 2015 IEBC. Section 705 (via Section 806.1 for Level 2 Alterations) provides the accessibility <br /> requirements. Specifically,Section 705.2 requires the primary function areas where work is performed to be made <br /> accessible. Per the Exception 1,this work does not need to exceed 20%of the project budget. <br /> The design needs to be revised to provide accessibility improvements, or a statement must be provided indicating how <br /> the proposed work meets these requirements. As we discussed,the work must improve a deficiency to qualify(e.g., <br /> replacement of a compliant stair with a compliant stair does not qualify). We also need documentation substantiating <br /> that the work is at least 20%of the project. A cost estimate may be provided.
