Everything will be done to <br /> code. <br /> o Only changes to be made: <br /> • Open plan in kitchen/living room/dining room <br /> • Replace shower bottom for a tub: bathroom/lower level <br /> • Remove door separating hallways downstairs. <br /> • Change refrigerator location. <br /> • Replace railing in living room for a small wall <br /> 1. Siding <br /> (1) Remove and replace damaged siding with new look alike material in southeast corner of the <br /> house. <br /> 2. Framing and Subfloor <br /> i) Treat for mold or remove items damaged by the water. (See demo drawings) <br /> ii) Remove and replace rotten wood in existing framing/TV room/SE corner <br /> iii) Remove as required wet or rotten subfloor from dining room, kitchen, living room, hallway and master <br /> bedroom. <br /> iv) Rebuild approx. 140 sqft of missing framing/SE corner. (See detail drawings) <br /> 3. Trusses <br /> i) Replace the trusses system in roof according to field measurements and engineered approved plans <br /> provided by the truss company. (See truss plans) <br /> 4. Roof <br /> i) Tear off existing composition roof. <br /> ii) Install plywood and felt to the entire roof, gables, flashing, and attic vents according to what is <br /> needed. <br /> iii) Install gutters and downspouts. <br /> iv) Replace all/ Install Blow-in insulation in attic. <br /> INTERIOR <br /> 1. Remove dividing wall between kitchen and dining/living room to have an open floor plan. New island <br /> will be added. (See proposal drawings) <br /> v) Add a pony wall next to stairs instead of railing. (See proposal drawings) <br /> i) Patch ceilings and replace drywall and insolation in walls as required. <br /> 1. Plumbing <br /> i) Scope Items: <br /> (1) Remove and replace any rusted piping as required to complete new plumbing work. <br /> (2) Kitchen, master bathroom, main bathroom layouts are the same. Not changes will be made. <br /> (3) Tub will be installed in bathroom in lower level replacing shower base. Install required faucet and <br /> shower. (See proposal drawings) <br /> (4) Provide&connect water supply to refrigerator's new location. (See proposal drawings) <br /> 2. HVAC <br /> i) Scope Items: <br /> ii) Replace damaged items to run supply and return ductwork as needed for HVAC <br /> iii) Replace all damaged ducts. <br /> iv) Install new water heather <br /> v) Install new furnace <br /> 10 4/c <br />
