All comments have been addressed except <br /> Architectural Comment#1. <br /> Comment#1 stated that accessibility improvements are required per IEBC Section 705.2, and referenced the employee <br /> bathroom as a potential part of the building that may be upgraded to satisfy this requirement. The response stated that <br /> the employee restroom should not be considered part of the primary function area because it serves the kitchen area <br /> only,which is not part of the project(flooring replacement aside). <br /> The employee restroom is considered part of the primary function area (i.e., dining area) because this area is occupied <br /> by the restaurant employees. It creates a situation where non-able bodied employees serving the same area as able- <br /> bodied employees do not have the same access to the same facilities. That said, modifications to this restroom may not <br /> be required,or not completely required, if the requirements of Section 705.2 can be satisfied otherwise. The following <br /> four options are available: <br /> 1. Provide additional documentation justifying that the requirement does not apply to this restroom. <br /> 2. Provide documentation demonstrating that the 20%threshold (Exception 1) has been satisfied. This could <br /> include minor modifications to the employee restroom (e.g.,adding grab bars, etc.) or other improvements <br /> to the building that address accessibility definiences. For the calculation of non-accessiblity alteration costs, <br /> the tiling, carpeting, cabinetry, etc. (i.e., any portion of the work that does not require a permit per IBC <br /> Section 105.2 Building Item 7) may be omitted. Work identified as improving accessibility should be <br /> improving a pre-existing deficient condition. <br /> 3. Modify the employ restroom in part or in whole to satisfy the 20%threshold if it cannot be otherwise <br /> satisfied. <br /> 4. Demolish the employ restroom.
