ENG/NEER/NG/PUBLIC SE/!Y/ICES DEPARTMENT
December 8, 2016
Lyle Romack
Iyleromack@iaol.com
RE: Owner: Thorsen Roy J
Job Address: 3116 Rucker
Plan Check No: B1611-008
Dear Mr. Romack,
In response to your application for a construction permit, your plans have been examined and you are
advised that revisions may be necessary before a permit can be issued. Please review and respond to the
comments below. These comments address building issues only. Additional revisions or additions may be
required by other departments (such as Utilities, Planning or Fire). All references refer to the 2015
International Building Code (IBC),the 2015 International Existing Building Code (IEBC), the 2015
International Property Maintenance Code (IPMC), the 2015 International Fire Code (IFC), the 2015
International Mechanical Code (IMC), and the 2015 International Energy Conservation (IECC), as
amended by the State of Washington (WSEC) and adopted by the city of Everett. The current IBC
referenced standard for accessible design is the 2009"Accessible and Usable Buildings and Facilities"
(ICC/ANSI A117.1). Federal ADA, FHA, and HUD regulations and standards, including the Fair Housing
Accessibility Guidelines may be more restrictive.
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two complete new sets of construction documents reflecting the
corrections requested.
1. The city has no record of the building containing anything other than a
furniture store. Legitimizing the commercial kitchen will require obtaining a
kitchen plumbing permit which includes verification of involvement with the
Snohomish County Health Department. Also required are the permits
necessary to install a type 1 hood above the cooking equipment.
2. The space designated as"3 living room setting"and"3 computer stations"
appears vaguely defined and should be improved upon. The assumed
combined occupant load of this area, the boutique, and the dining area
exceeds the IBC chapter 29 threshold for one restroom.
3. Alterations to the existing restroom are required to comply with accessibility
requirements of ANSI A117.1.
4. Detailing for the proposed walls should be included.
If you have any questions, please call me at 425-257-7264.
Upon submittal of the drawings, your application will be given priority and plan reviews will recommence.
All required submittals shall be sufficient detail and contain sufficient information to ensure that the
proposed structure will be constructed in compliance with all adopted codes.
Sincerely,
CITY OF EVERETT • 3200 Cedar Street • Everett,' ► 98201 • (425) 257-8800 • Fax (425) 257-8856
