Please review and respond to the <br /> comments below. These comments address building issues only. Additional revisions or additions may be <br /> required by other departments (such as Utilities, Planning or Fire). All references refer to the 2015 <br /> International Building Code (IBC),the 2015 International Existing Building Code (IEBC), the 2015 <br /> International Property Maintenance Code (IPMC), the 2015 International Fire Code (IFC), the 2015 <br /> International Mechanical Code (IMC), and the 2015 International Energy Conservation (IECC), as <br /> amended by the State of Washington (WSEC) and adopted by the city of Everett. The current IBC <br /> referenced standard for accessible design is the 2009"Accessible and Usable Buildings and Facilities" <br /> (ICC/ANSI A117.1). Federal ADA, FHA, and HUD regulations and standards, including the Fair Housing <br /> Accessibility Guidelines may be more restrictive. <br /> In order for the processing of your application to continue, it will be necessary to provide the <br /> Building Division with two complete new sets of construction documents reflecting the <br /> corrections requested. <br /> 1. The city has no record of the building containing anything other than a <br /> furniture store. Legitimizing the commercial kitchen will require obtaining a <br /> kitchen plumbing permit which includes verification of involvement with the <br /> Snohomish County Health Department. Also required are the permits <br /> necessary to install a type 1 hood above the cooking equipment. <br /> 2. The space designated as"3 living room setting"and"3 computer stations" <br /> appears vaguely defined and should be improved upon. The assumed <br /> combined occupant load of this area, the boutique, and the dining area <br /> exceeds the IBC chapter 29 threshold for one restroom. <br /> 3. Alterations to the existing restroom are required to comply with accessibility <br /> requirements of ANSI A117.1. <br /> 4.
