Please review and respond to the <br /> comments below.These comments address building issues only. Additional revisions or additions may be <br /> required by other departments (such as Utilities, Planning or Fire). All references refer to the 2012 <br /> International Building Code (IBC), the 2012 International Fire Code(IFC),the 2012 International <br /> Mechanical Code(IMC), and the 2012 International Energy Conservation (IECC), as amended by the <br /> State of Washington and adopted by the city of Everett. The current IBC referenced standard for <br /> accessible design is the 2009"Accessible and Usable Buildings and Facilities"(ICC/ANSI A117.1). Federal <br /> ADA, FHA, and HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be <br /> more restrictive. <br /> In order for the processing of your application to continue, it will be necessary to provide the <br /> Building Division with two complete new sets of construction documents reflecting the <br /> corrections requested. <br /> 1. The construction documents must include the maximum expected quantities of butane to be <br /> stored, what kind of storage containers, and where it will be stored per IBC 414.1.3. In other <br /> words, how much butane will be hooked up to the extractor? How much will be stored <br /> elsewhere in the tenant space or elsewhere in or outside of the building? Section 3802.1 <br /> prohibits the use of the extraction room to extraction only (no butane storage). IBC 414 <br /> limits the total amount of butane (outside of the extraction rooms)to 150 lbs. for the entire <br /> building. It must be stated in your plans how much butane will be hooked up to the <br /> extractor, how much additional butane will be stored, in what kind of containers, and where <br /> the additional butane will be stored. <br /> 2. IBC 414 requires the ceiling of the control (extraction) room to be a one-hour rated <br /> horizontal assembly. Please provide the assembly details and testing agency I.D. number. <br /> 3. As part of a one-hour horizontal assembly, the proposed explosion proof light must also have <br /> a one- hour rating. (IBC 714.4.1.2). <br /> 4. The submitted floor plan indicates a dimension of 32 inches at the doors. 32 inches is the <br /> minimum net width for an opening to comply with the accessibility requirements of the IBC. <br /> A 2 ft. 8 in. door (although 32 in.)will not provide a net opening clearance of 32 in. Please <br /> verify a 2ft. 10 in. door or larger. <br /> 5.
