ENO/NEER/NO/PUBLIC SERVICES DEPARTMENT
w
August 9, 2016
Brian Knopf
pickensmountainfarm@gmail.com
RE: Owner: Swallwell's First LLC
Job Address: 2916 State St. Ste 102
Plan Check No: M1608-022
Dear Mr. Knopf,
In response to your application for a mechanical permit, your plans have been examined and you are
advised that revisions may be necessary before a permit can be issued. Please review and respond to the
comments below. All references refer to the 2012 International Building Code (IBC), the 2012
International Fire Code (IFC),the 2012 International Mechanical Code(IMC), and the 2012 International
Energy Conservation (IECC), as amended by the State of Washington and adopted by the city of Everett.
The current IBC referenced standard for accessible design is the 2009"Accessible and Usable Buildings
and Facilities"(ICC/ANSI A117.1). Federal ADA, FHA, and HUD regulations and standards, including the
Fair Housing Accessibility Guidelines may be more restrictive.
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two complete new sets of construction documents reflecting the
corrections requested.
1. WAC 51-54A-3802.4.5 requires a ventilation rate"for the room to maintain the concentration
of flammable constituents in air below 25% of the lower flammability limit of the respective
solvent."This needsto be verified and specified or the same code section requires Class 1
Division 11 electrical requirements.
2. The plans indicate an interlock between the exhaust fan and extraction machine. Interlocks
are also required between the gas detector, emergency power, lighting and all electrical
wiring in accordance with 3802.4.6, 3802.4.7 and 3802.4.8.
3. IBC 717.5.2 requires a 90 minute fire damper where the supply duct passes through the 2-
hour fire barrier wall.
4. Since IMC 510 prohibits fire dampers in hazardous exhaust ducts, a shaft around the exhaust
duct is required in accordance with IBC 717.1.1. If the duct passes through the 2-hour fire
barrier wall (as shown), the shaft requires 2-hour protection. If the duct were to pass through
the one- hour ceiling assembly, the duct would need one-hour protection.
5. The"proposed building rule for butane use"indicates up to 100 pounds of butane in the
extraction room. 3802 limits the amount of butane in the extraction room to that which is in
use(no storage). The IBC limits the amount of butane for the entire building (outside of
control areas) to 150 pounds. Please revise.
Please call me if you have any questions at 425-257-7264.
Please prepare a response letter showing where each item in this correction letter is addressed on the
plan set.
Upon submittal of the drawings, your application will be given priority and plan reviews will recommence.
CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 7,,.(25) 257-8800 • Fax (425) 257-8856
