Policy 2.3.31. Strongly encourage careful siting and design of uses within industrial zones and adopt <br /> standards to minimize impacts on more sensitive land uses in adjoining areas. <br /> Policy 2.3.24 Identify on the Land Use Map appropriate areas in which to apply the-felewing industrial land <br /> use designations.Use the following criteria as a guide to establishing zoning districts and implementing <br /> regulations: <br /> (a) Heavy Industrial: Areas where heavy manufacturing or industrial uses are established and are expected to <br /> continue, including the Boeing aircraft assembly plant,the Port of Everett deepwater marine terminal and <br /> Burlington Northern Santa Fe Railroad Delta yard. <br /> (b) Maritime Services: Areas oriented to Everett's marine waterfront where a"working waterfront"exists or is to <br /> be promoted along with other compatible forms of marine related commerce and services,and in which to further <br /> the City's goals of improving public access to the shoreline and expanding waterfront recreational opportunities. <br /> (c) Light Industry,Office and Industrial Park: Areas where a wide variety of industrial, heavy commercial,and <br /> business park activities may occur that do not have the potential impacts of heavy industrial uses,or where a high <br /> quality,campus style of office and industrial park development can occur on large parcels of land.- <br /> (d) Office and Industrial Park: Areas where a high quality,campus style of office and industrial park development <br /> can occur on large parcels of land. <br /> Policy 2.3.53 All industrial developments should be designed and developed to promote easy access for <br /> employees using public transit,and the physically disabled. <br /> Policy 2.3.€4 All industrial developments should be operated so as to minimize impacts on surrounding land <br /> uses,especially residential land uses. <br /> Policy 2.3.T5 Limit the non-industrial use of industrial lands to uses that are of a type,size and number so as <br /> to be complementary to industrial activities,and that do not deplete the supply of industrial land,and do not <br /> create potential land use conflicts with industrial activities. <br /> Policy 2.3.8 Protect industrial lands from encroachment by other land uses that would reduce the <br /> economic viability of industrial lands. <br /> Policy 2.3.69 Industrial lands located adjacent to streets designated as"gateway corridors"shall be <br /> developed in a manner that improves the appearance of the arterial corridor in accordance with the Urban Design <br /> & Historic Preservation Element,or other approved urban design plans for the street(s)upon which the property is <br /> located. <br /> Policy 2.3.10 In order to promote gr ater land use compatibility with adjoining properties designated <br /> -- • . - - - - - - • - - • - • . . - . - - -. - - - - <br /> Prohibited uses in this arca include: Asphalt or concrete batch plants,vehicle impound yards,truck <br /> manufacturing,blast furnaces,smelting,drop forge industries,fertilizer manufacture,sanitary landfills,solid <br /> waste transfer stations,waste to energy facilities,electica1 power : - -- ---- <br /> LAND USE ELEMENT, 2019 Amendment 20 <br /> Exhibit 1 -Page 20 <br />
