A key consideration in addressing adequacy of housing supply and densities is the impact of additional housing <br /> and higher densities upon neighborhood character. Everett residents have expre'sed a strong desire to protect <br /> neighborhoods from wholesale land use changes that negatively affect the livability of the community. The <br /> Everett growth concept emphasizes the need to promote higher densities through the application of appropriate <br /> design standards that make higher densities more compatible with existing neighborhoods. <br /> The GMA requires a separate Housing Element that includes an analysis of housing conditions and projected <br /> housing needs. The projected land use needs as a result of future housing demand are addressed by the land use <br /> demand arc identified in the Housing Element. <br /> In addition to incr asing housing opportunities the key recommendations of the Housing Element that will affect <br /> the Land Use Element include: <br /> 1) Encourage a gr ater variety of housing types. <br /> 2) Encourage multiple family developments to be more compatibly integrated with surrounding neighborhoods. <br /> 3) Encourage high density housing around the downtown core,job centers,and activity centers such as <br /> proposed light rail stations. <br /> 4) Encourage the development of mixed use residential and commercial centers in commercially zoned areas. <br /> 5) Encourage preservation of existing housing stock, particularly affordable single family housing. <br /> The following tables show the estimated 2012 population and housing totals with the proportion of dwelling unit,- <br /> by <br /> nitsby type,and household size. <br /> 2. Commerce. The City of Everett 2014 city limits contain approximately 2,950 gross acres of commercially <br /> zoned land(15.8%of the gross zoned land area). Much of this inventory of commercial zoning is located along <br /> tenants or high vacancy rates.
