Ted de Budden <br /> From: Ted de Budden <br /> Sent: Tuesday, May 15, 2018 10:59 AM <br /> To: Donald Cunningham <br /> Cc: Bruce Bosman;Tony Lee; Edward Golden <br /> Subject: 2005 Pinehurst Ave. <br /> Good Morning Don, <br /> I visited the building located at 2005 Pinehurst Ave.yesterday as requested,to view the concerns you reference in email. <br /> Here is a brief summary of my observations and actions. <br /> It was observed that all of the exterior decks,stairways, and railings that serve this structure are severely deteriorated <br /> and decayed and are Unsafe as per IPMC 108.1 <br /> Additionally, much of the exterior of the building is decayed and deteriorated. "IPMC 304.1.1 Unsafe conditions." <br /> It was observed that electrical equipment and components have been tampered with and therefore damaged,this <br /> equipment is "Unsafe" as defined by IPMC section 108.1.2. <br /> Many exposed electrical wires and components are exposed when viewed through the windows of the building. Permits <br /> for this activity cannot be located as required by Code. R105.1 <br /> The house has been re-roofed recently. I am not able to locate permits for this work as required by International <br /> Residential Code section R105.1 <br /> A Stop Work Order was posted on the building for the unpermitted construction activity and associated Unlawful acts. <br /> The structure in its current condition is Dangerous and should not be occupied. IPMC section 108.1.5 (9) "Dangerous <br /> structure or Premises" (10)and IPMC section 108.5 "Prohibited occupancy." <br /> As always, permits and inspection approvals are required to Abate the conditions on this property. <br /> I fully support and encourage your enforcement efforts in this matter. <br /> Regards <br /> re.7.7.
