Therefore, a total of ten parking <br /> sFaces must be provided for this complex. See Conditions ' <br /> Below <br /> A permit for the above described change of use is hereby granted with the following conditions <br /> which must be met prior to use of the site for the proposed use: <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with <br /> City Design and Construction Standards shall be submitted to the Public W'orks <br /> Department, showing site parking layout, landscaping, utilities, storm drainage, temporary <br /> construction er�sion control, and all requireei improvements in the public right-of-way. <br /> Public Works Department approval of tt�ese drawings is required prior to any permits <br /> being issued. All improvements shall be completed and approved warranted before the <br /> Occupancy Permit is issued/final approval is gcanted. <br /> 2. Parking must be per City Zoning Code and C:ity Design and Construction Standazds for <br /> Development. Based upon the proposal a min'vnum of ten parking sp::^es is required. <br /> 3. Any grading/fill on this site shall be done so as to not impact the sunounding properties. <br /> 4. A Building Permit is required to check for compliance for new use. Structure, life/safery <br /> and disabled access must be considered and approved. The basement area may not be used <br /> for any purpose (to include storage) unless the current permit is expanded to cover the <br /> basement, or a future permit is obtained. Use of the basement for any purpose will require <br /> additional building and parkin� code compliance. <br /> 5. A method for conveying the rainwater runoff from the new parking area must be reviewed <br /> and approved by the Public Works Depaztrnent. Runoff from the parking area shall not <br /> impact the properties across the alley. <br /> � <br />
