3. Buffer width averaging is not utilized; and either <br /> 1. Structures, public roads, or other substantial improvements separate the subject upland property <br /> from the wetland and due to their height or width, prevent or impair the delivery of buffer functions <br /> delivered to the wetland;or <br /> 5. The wetland scores three or four points for wildlife habitat. <br /> CI Required General Mitigation Measures. Implementation of the following general mitigation <br /> measures allow use of the reduced wetland buffers listed in Table 37.3. <br /> a. Direct lights away from the wetland. <br /> b. Locate activity that generates noise away from the wetland. <br /> c. Route all new, untreated runoff away from the wetland while ensuring wetland is not <br /> dewatered. <br /> d. Establish covenants limiting use of pesticides within 150 feet of the wetland. <br /> e. Apply integrated pest management. <br /> f. Retrofit stormwater detention and treatment for roads and existing adjacent development. <br /> g. Prevent channelized flow from lawns that directly enters the buffer. <br /> h. Infiltrate or treat, detain,and disperse into buffer new runoff from impervious surfaces and new <br /> lawns. <br /> i. Use privacy fencing; plant dense vegetation to delineated buffer edge and discourage <br /> disturbance using vegetation appropriate for the ecoregion; place the wetland and its buffer in a <br /> separate tract. <br /> j. Use best management practices to control dust. <br /> D_ —Where wetland functions have been improved due to voluntary implementation of an approved <br /> stewardship, restoration and/or enhancement plan that is not associated with required mitigation or <br /> enforcement,the standard wetland buffer width shall be determined based on the previously <br /> established wetland category and habitat score as documented in the approved stewardship and <br /> enhancement plan. <br /> 19.37.1104 20 Wetland Alteration Thresholds and Compensation . <br /> of the acreage or functions and values of all wetlands regulated by this chapter.The long term goal is a <br /> methods of wetland impact mitigation in order of preference: <br /> 1.
