This investigation was in response <br /> to concerns addressed in Code Enforcement Violation Citation dated March 17 @017. Code case#CE17-0137 <br /> The inspection was requested and escorted by the owner of the property owner, Harjinder Jemmu. <br /> This inspection was conducted by Electrical Inspector Banks and Chief Inspector de Budden. <br /> Here is a brief summary of our observations and findings: <br /> 1. Significant alterations and modifications have been made to this building from its original configuration.The owner <br /> stated that the structure is currently much the way it was purchased in 2014. <br /> Permit and tax records indicate that the building is recognized as a single family dwelling. <br /> 2. Records and inspection observations indicate that alterations including but not limited to the conversion to living <br /> space of an attached garage have been made. <br /> A records search failed to discover any permits for this work.This is a violation of IRC section 105.1 and IPMC section <br /> 108.1.4 <br /> 3. During the inspection it was noted that required smoke alarms were not provided within sleeping rooms as per IPMC <br /> section 704.2.1 <br /> 4.A gas fired Hot water heater was observed to be installed in a closet within a sleeping room and without adequate <br /> combustion air supplied.This condition is unsafe and a violation of code. IPMC 603.1 and IMC <br /> 5.Two kitchens were observed, I was unable to locate approvals for the second kitchen. <br /> Tax records indicate 1 bathroom. Inspection observation reveals 3.5 bathrooms. <br /> 6. Many electrical deficiencies and violations were observed including but not limited to: Missing grounds at outlets, <br /> Ground fault circuit interrupters missing,too many conductors in wire nut connectors, neutral miss-wired in panel. <br /> Wiring installed without inspection.All contrary to IPMC section 605 an NEC. <br /> This building has been altered as indicated without required permits and approvals and contrary to law.This is an <br /> Unlawful Structure as defined by IPMC section 108.1.4 <br /> Permits to abate these violations are required. IRC section R105.1 <br /> Plans and acceptable proposals from the owner are required for permit submittals.
