It appears the property has been
owned by Richard Brayton since about 1990. A few keys things to consider:
• A 2nd structure, labeled 5619 B,was apparently torn down sometime after 2005. I talked with Tony about this
and he does not currently see a need for enforcement of this issue.
• A deck attached to the south wall, upper level,of the remaining structure has also been removed—leaving no
landing adjacent to the sliding glass door of a bedroom. The glass door is for the single bedroom on the upper
level.
• One person is using the living room as a bedroom.
• The basement contains 3 rooms—currently used as bedrooms. I was only able to examine them from the
hallway. The SW and NW rooms have relatively small windows—the sill of which are more than 48 inches above
the room floor—likely closer to 55 inches above the floor. I believe the windows in these two rooms would not
meet minimum code requirements for emergency egress, yes?
• I also don't know if any of the basement rooms were originally approved for occupancy.
• The panel cover of one of the electrical panels is missing.
• A fire occurred recently in the basement—involving fireworks—and the fire department does not believe that it
caused any structural damage
• The exterior and interior of the structure is very unsanitary and the smoke odor adds to this condition.
Can you check permit history and see if there is any evidence of the basement being approved for occupancy?
Do you agree the lack of a deck surface for the elevated sliding glass door, the uncovered electrical panel and the lack of
egress windows for the two bedrooms renders the structure as Unsafe per IPMC 108.1.1?And that conditions makes it
Unlawful per IPMC 108.1.4, in violation of IPMC 106.1?Or are there other applicable codes? Thanks!
Don
ll
