11. Detail added for roof eave projecting into side yard setback area (3/A20). Detail calls for solid
2" Nominal blocking extending to underside of roof deck and removal of continuous soffit
allowing roof eave to be non-rated construction. Roof ventilation per detail 3/A20, roof
ventilation totals on sheet A4 adjusted to account for modification.
12. Detail added for 1-hour fire rated exterior wall assembly rated both sides for bump-out in side
yard setback(3/A19, 6/A19). Bump-out rests on existing unmodified foundation hence the
desire for it to remain along with existing framing. This portion of the structure to be clad in
non-flammable exterior siding materials for full extent of area in setback.
13. Steps from interior to exterior not to exceed 1-1/2". Detail 1/A22 amended to describe
maximum allowable height at this condition.
14. See elevations A5, A9: condition will not exist in project where clear opening of operable
windows higher than 72" above finished grade is less than 24"from interior finished floor.
15. Sheets added (51, S2) for framing and structural information. Gravity loads at new beams
and point loads from upper level estimated based on 30PSF snow/live load at roof, 15PSF
dead load for ceiling and roof, 10PSF live load for uninhabitable attic. Beam sizes, bearing
posts, and transfer structures bring loads to recently constructed foundation.
16. See S2 for roof structure design loads and estimated gravity loads, see beam calculations at
end of this document for key beams supporting roof.
17. Minimum header size in bearing wall specified and shown on framing plans (S1, S2).
18. Minimum U-Value for new windows and new doors specified in general notes. New windows
U = 0.300, new doors U = 0.200
19. Insulation specified per 2009 WSEC, all details and sections updated to reflect requirements
for R-21 wall insulation and R-49 roof insulation.
20. Problem of insufficient lateral support addressed by reducing the number of openings in this
wall in order to have full 48" braced wall panels at each corner. Window and ground unit door
separated by 32" brace panel as well. It is believed this significantly improves the structural
profile of this wall and brings into compliance with conventional construction code.
21. Pursuant to increasing insulation in attic space, roof details 3/A20, 3/A21 are amended to
show roof baffles extending to a height minimum 6"vertically above the height of insulation.
Extent of baffles is shown on roof plan as well (A4).
Thank you,
Shane Herzer
206-399-7472
shane.herzer@gmail.com
