11. Detail added for roof eave projecting into side yard setback area (3/A20). Detail calls for solid <br /> 2" Nominal blocking extending to underside of roof deck and removal of continuous soffit <br /> allowing roof eave to be non-rated construction. Roof ventilation per detail 3/A20, roof <br /> ventilation totals on sheet A4 adjusted to account for modification. <br /> 12. Detail added for 1-hour fire rated exterior wall assembly rated both sides for bump-out in side <br /> yard setback(3/A19, 6/A19). Bump-out rests on existing unmodified foundation hence the <br /> desire for it to remain along with existing framing. This portion of the structure to be clad in <br /> non-flammable exterior siding materials for full extent of area in setback. <br /> 13. Steps from interior to exterior not to exceed 1-1/2". Detail 1/A22 amended to describe <br /> maximum allowable height at this condition. <br /> 14. See elevations A5, A9: condition will not exist in project where clear opening of operable <br /> windows higher than 72" above finished grade is less than 24"from interior finished floor. <br /> 15. Sheets added (51, S2) for framing and structural information. Gravity loads at new beams <br /> and point loads from upper level estimated based on 30PSF snow/live load at roof, 15PSF <br /> dead load for ceiling and roof, 10PSF live load for uninhabitable attic. Beam sizes, bearing <br /> posts, and transfer structures bring loads to recently constructed foundation. <br /> 16. Minimum header size in bearing wall specified and shown on framing plans (S1, S2). <br /> 18. Minimum U-Value for new windows and new doors specified in general notes. New windows <br /> U = 0.300, new doors U = 0.200 <br /> 19. Insulation specified per 2009 WSEC, all details and sections updated to reflect requirements <br /> for R-21 wall insulation and R-49 roof insulation. <br /> 20. Problem of insufficient lateral support addressed by reducing the number of openings in this <br /> wall in order to have full 48" braced wall panels at each corner. Window and ground unit door <br /> separated by 32" brace panel as well. It is believed this significantly improves the structural <br /> profile of this wall and brings into compliance with conventional construction code. <br /> 21.
