a. A landscape strip a minimum of ten feet wide must be provided along Broadway. This area shall be <br />planted with Type III landscaping. <br />b. A landscape strip a minimum of five feet wide must be provided along the north lot line except where <br />abutting the R-1 zone and along the south lot line of the original lot. This area shall be planted with <br />Type III landscaping. <br />b. A landscape strip a minimum of ten feet wide with Type I landscaping or 15 feet wide with Type II <br />landscaping must be provided along the north lot line where the property abuts the R-1 zone. <br />c. A landscape strip a minimum of ten feet wide with Type II landscaping must be provided along the <br />rear lot line. <br />d. The following amounts of landscaping shall be provided in the internal area of parking lots exclusive <br />of the landscaping required to be provided along street frontages and along other lot lines: <br />A minimum of thirty square feet of landscaping shall be provided for each parking stall. At least one <br />tree shall be planted for every six parking spaces. Calculations resulting in a fraction larger than one-half <br />shall be rounded up to the next whole number. The design of parking lot landscape areas must meet the <br />requirements of Subsection 35.080 of the Zoning Code. <br />e. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the Planning <br />Department per Section 35.100 of the Zoning Code. The landscaping plan must show location and <br />dimensions of required vegetated swales, wetponds, detention ponds, rockeries and retaining walls, and <br />grading at 2 foot intervals. Irrigation systems must be provided in all landscaped areas per Section <br />35.130 of the Zoning Code. A 2 year maintenance assurance device must be provided for the <br />landscaping per Section 35.13013 of the Zoning Code. <br />GENERAL INFORMATION <br />1. The Washington State Clean Air Act requires the use of all known, available, and reasonable means <br />of controlling air pollution, including dust. Dust generated during construction activities can be <br />controlled by wetting those dust sources such as areas of exposed soils, washing truck wheels before <br />they leave the site, and installing and maintaining gravel construction entrances. Construction vehicle <br />track -out is also a major dust source. Any evidence of track -out can trigger violations and fines from the <br />Department of Ecology or the Puget Sound Clean Air Agency. <br />2. The Snohomish County PUD currently has sufficient capacity to serve the proposed development. <br />However, the existing District facilities in the local area may require upgrading. Cost of any work, new <br />or upgrade, to existing facilities that is required to connect this proposed development to the District <br />electric system shall be in accordance with the applicable District policy. The development will be <br />required to supply the District with suitable locations/easements upon their property for any <br />underground electrical facilities that must be installed to serve the proposed development. Contact with <br />the District is recommended prior to design of the proposed project. For information about specific <br />electrical service requirements, please call the District's Everett office at (4425)783-8272 to contact a <br />Customer Engineer. <br />
