2. EXISTING CONDITIONS SUMMARY <br />The site covers approximately 0.38 acres, with Lot 1 being .7,200 sf (0.17 acres) and Lot 2 <br />being 9,298 sf (0.21 acres). Lot 1 currently consists of mostly lawn with a few fruit trees, <br />maple tree and deciduous tree. Lot 2 currently contains an existing SFR and concrete <br />driveway. The existing structures on Lot 2 will remain and a new SFR is proposed for Lot <br />1. Access to the site will be from the existing roadway to the east (Olympic Blvd.). <br />Approximately 3,380 sf (0.08 acres) of the site will be impacted by new plus replaced <br />impervious surfaces. The entire Lot 1 of the short plat, approximately 7,200 sf (0.17 <br />acres) will be disturbed as needed for the clearing/grubbing and restoration of the existing <br />lot. <br />The proposed area of disturbance is the entire Lot 1 of the short plat. The proposed area <br />of disturbance drains to the northwest. The downspouts from the. existing SFR on Lot 2 <br />are tightlined underground. The outfall of these tightlined pipes could not be located. This <br />project will not affect any off -site flows from passing through or around the short plat as in <br />the existing condition. The proposed roof surfaces for this project will be collected by a <br />perforated stub -out connection and directed toward the existing/relocated storm drainage <br />facility within the right-of-way of Olympic Blvd. <br />The USDA Web -Soil Survey mapped the soils as Alderwood gravelly sandy loam. Refer <br />to Figure 4. The general site slopes, in the area of disturbance, are moderate to steep <br />and average approximately 22 percent. Based on the existing soil information and the <br />setbacks of the proposed improvements from any of the property lines or critical areas <br />there is little potential for erosion or sedimentation during construction, assuming the basic <br />BMPs included in the SWPPP are installed and maintained properly.
