Geotechnical Engineering Evaluation
Cliff Drive Short Plat Residence Development
4110 Cliff Drive
Everett, Washington
INTRODUCTION
This report presents the results of our geotechnical engineering investigation and evaluation of the
planned Cliff Drive Short Plat Residence Development project in Everett, Washington, as shown on the
Vicinity Map in Figure 1. The site address is 4110 Cliff Drive. The purpose of this study is to explore
and characterize the site's surface and subsurface conditions and to provide geotechnical
recommendations for the planned site development.
The property is occupied by an existing single-family residence with a daylight basement within the upper
eastern portion of the property. The property is generally situated on gently to moderately sloping ground
that descends from the eastern property line along Cliff Drive to the western property line and Olympic
Boulevard. The site is bounded to the north and south by existing residential properties, to the west by
Olympic Boulevard and to the east by Cliff Drive. We were informed that the proposed development
plan is to subdivide the property and construct a new single-family residence structure within the western
portion of the site. The existing site layout is shown on the Schematic Site Plan in Figure 2.
SCOPE
The purpose of this study is to explore and characterize the site surface and subsurface conditions, and
provide general recommendations for site development. Specifically, our scope of services includes the
following:
1. Review available soil and geologic maps of the area.
2. Explored the subsurface soil and groundwater conditions within the site with trackhoe
excavated test pits. Trackhoe was subcontracted by NGA.
3. Map the conditions on the slope, and evaluate current slope stability conditions.
4. Perform shallow hand explorations on the site slopes, as needed.
5 Provide our opinion regarding the stability conditions of the site slopes.
6. Provide opinions and recommendations for structure setbacks from the site slopes.
7. Perform grain -size sieve analysis on soil samples, as needed.
8. Provide recommendations for earthwork, foundation support, and slabs -on -grade.
9. Provide recommendations for temporary and permanent slopes.
10. Provide recommendations for retaining walls.
11. Provide recommendations for pavement subgrade.
NELSON GEOTECHNICAL ASSOCIATES, INC.
