Sheet C-10: Please label all stall dimensions to ensure that it complies with COE <br /> Standard Drawing # 340. I've measured the plans and they appear to be in compliance; <br /> however the contractor needs to know the exact dimensions proposed. Please also label <br /> all compact stalls as such. <br /> k. Sheet C-11, C-12, C-13, and C-14: The City's `Design and Construction Standards and <br /> Specifications for Development' manual (DCSS) was updated at the end of 2016. This <br /> update has some significant changes including updates to standard names and numbers. <br /> Please conduct a thorough review of all reference callouts and added details to ensure <br /> that the correct name and standard drawing number are reflected in the revised plans. <br /> The City feels that it is best to reference the current standards online rather than showing <br /> the details in the plans; however we will allow the details to be included in the plans if <br /> they are current and an additional note is added that directs the contractor to the online <br /> (current) standards. <br /> 2. The comments below were generated from this project's Stormwater Reviewer. If you have any <br /> questions regarding these comments, please contact Erik Emerson with the City of Everett <br /> Surface Water Department(425-257-8995 or EEmerson@everettwa.gov). <br /> a. It appears that the proposed design is based, at least partially, on older stormwater <br /> standards. It appears that the application of the new stormwater standards may require <br /> significant changes to the design. As such I am providing a partial review since it is <br /> likely the design will change. <br /> b. Storm Drainage Report Comments: <br /> 1. The project must be designed in accordance with the current City of Everett <br /> Stormwater Management Manual (Manual) and the City's `Design and Construction <br /> Standards and Specifications for Development' (DCSS) manual. <br /> i. Please note that the current Stormwater Manual is the Department of <br /> Ecology's 2012 Stormwater Management Manual for Western Washington, <br /> as amended in 2014 (2014 SWMMWW)with City-Specific Amendments per <br /> Chapter 4 of the DCSS. <br /> 2. Since the existing site has more than 35% impervious coverage the "Redevelopment" <br /> standard must be applied in accordance with Section 2.4.2 of the Manual and Figure <br /> 2.4.2 of Volume 1 of the Manual. The drainage report appears to not have tracked <br /> through the flow chart completely. It appears likely that the project will be required <br /> to meet Minimum Requirements (MRs) # 1 through 9 for all new and replaced hard <br /> surfaces, but the applicant should verify this based on the criteria included in the <br /> flow chart, including the value based determination for replaced hard surfaces. <br /> Include documentation of the thresholds determination in the drainage report. A <br /> highlighted flow chart is preferred. <br /> ( af )5 <br />
