Please review <br /> and respond to the comments below. These comments address building issues only. Additional <br /> revisions, or additions, may be required by other departments (such as Utilities, Planning or <br /> Fire). All references refer to the 2009 International Building Code (IBC), the 2009 International <br /> Fire Code (IFC), the 2009 International Mechanical Code (IMC), and the 2009 Washington State <br /> Energy Code (WSEC), as amended by the State of Washington and adopted by the City of <br /> Everett. The current IBC referenced standard for accessible design is the 2003 "Accessible and <br /> Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and standards may <br /> be more restrictive. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two complete new sets of construction <br /> documents reflecting the corrections requested. <br /> 1. Since the envelope compliance information is in the mechanical drawings, the <br /> mechanical drawings should be included. <br /> 2. The proposed party wall detail 10/A9.04 indicates discontinuous floor sheathing. Please <br /> provide verification from the engineer that this will be acceptable. If so, fire blocking <br /> should be added. <br /> 3. The typical wall details of A9.04, including the fire wall, should include the structural <br /> sheathing where applicable. <br /> 4. A family or assisted use toilet room is required in accordance with IBC 1109.2.1. It <br /> appears unclear if this is intended (Sheet A8.40?). <br /> 5. Restrooms with 6 or more water closets, including urinals, require an ambulatory <br /> accessible compartment in accordance with IBC 1109.2.2. <br /> 6. Restrooms with 6 or more lavatories require at least one to with enhanced reach range <br /> in accordance with IBC 1109.2.3. <br /> 7.
