PUBLIC WORKS
July 22, 2013
Name: Randy Cooper
Address: Randy@pathamerica.com
RE: Owner: Path America Farmers Market LP
Job Address: 2900 Grand Ave
Plan Check No: B1306-035
Dear Mr. Cooper:
In response to your application for a construction permit, your plans have been examined and
you are advised that revisions may be necessary before a permit can be issued. Please review
and respond to the comments below. These comments address building issues only. Additional
revisions, or additions, may be required by other departments (such as Utilities, Planning or
Fire). All references refer to the 2009 International Building Code (IBC), the 2009 International
Fire Code (IFC), the 2009 International Mechanical Code (IMC), and the 2009 Washington State
Energy Code (WSEC), as amended by the State of Washington and adopted by the City of
Everett. The current IBC referenced standard for accessible design is the 2003 "Accessible and
Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and standards may
be more restrictive.
In order for the processing of your application to continue, it will be necessary to
provide the Building Division with two complete new sets of construction
documents reflecting the corrections requested.
1. Since the envelope compliance information is in the mechanical drawings, the
mechanical drawings should be included.
2. The proposed party wall detail 10/A9.04 indicates discontinuous floor sheathing. Please
provide verification from the engineer that this will be acceptable. If so, fire blocking
should be added.
3. The typical wall details of A9.04, including the fire wall, should include the structural
sheathing where applicable.
4. A family or assisted use toilet room is required in accordance with IBC 1109.2.1. It
appears unclear if this is intended (Sheet A8.40?).
5. Restrooms with 6 or more water closets, including urinals, require an ambulatory
accessible compartment in accordance with IBC 1109.2.2.
6. Restrooms with 6 or more lavatories require at least one to with enhanced reach range
in accordance with IBC 1109.2.3.
7. Detailing should be provided for the trash chutes.
CITY OF EVERETT• 3200 Cedar Street• Everett, WA 9820 257-8800 • Fax (425)257-8882
S:\1Common\Clerical\SMiller\B1306-035(2900 Grand).doc //V
