Consulting Engineers
September 10, 2013
Mr. Steve Miller
Associate Engineer
City of Everett, Public Works Department
3200 Cedar Street
Everett, WA 98201
Subject: 2900 Grand Avenue, Pagoda Village
Plan Check No. B1306-035 Comments
Dear Mr. Miller:
We have received your construction permit plan check comments for the above-mentioned
project. The project involves a five-story wood-framed residential structure over a concrete
structure for mixed-use and parking. KPFF is providing a response to the comments related to
our structural drawings. Your comments are repeated in italics, and our responses follow.
COMMENT AND RESPONSE
•
Comment 2: The proposed party wall detail 10/A9.04 indicates discontinuous floor
sheathing. Please provide verification from the engineer that this will be acceptable. If so,
fire blocking should be added.
Response: Discontinuous floor sheathing is not acceptable from an engineering
standpoint. The design intent is to provide a single continuous diaphragm made of nailed
floor sheathing. Thus, all sheathing must be continuous under walls. This condition is
indicated in the structural drawings at typical details on S5.02 as well as roof/floor
diaphragm nailing schedule on Q/S5.05.
Comment 3: The typical wall details of A9.04, including fire wall, should include the
structural sheathing where applicable.
Response: Detail Q/S5.02 has been added to provide structural information for the fire
wall at the area separation. This clarifies that continuous sheathing is required across
the area separation, in accordance with the design intent mentioned in our response to
Comment 2 above. This detail has been called out at the area separation walls on plan
sheets S2.09, S2.11, S2.13, S2.15, and S2.17.
1601 Fifth Avenue Suite 1600 Seattle, WA 98101 (206)622-5822 Fax(206)622-8130
Seattle Everett Tacoma Lacey Portland Eugene Sacramento Grass Valley San Francisco Walnut Creek Los Angeles Long Beach Pasadena
Irvine San Diego Boise Phoenix St. Louis Chicago New York
