Garage <br /> As conditioned in the multi-family modification decision (REVII15-009) on this project,the building plans <br /> need to demonstrate how the garages will have sufficient size for parking of two cars. Please show <br /> footprints of reasonably sized cars and how there will not be conflicts with doors and other <br /> improvements,as well as adequate room for moving between the cars, laundry facilities to the entry to <br /> the residence. <br /> Landscaping <br /> Trees <br /> Leyland Cypress is not a good choice for this site as they are known to grow very fast,tall and wide,and <br /> have a relatively short life span. Please revise to an alternative species. <br /> Groundcover <br /> The landscape plans state that bark will be used as ground cover in certain area. Please note that the <br /> landscaping standards require live vegetation cover over 90%,to be achieved within three years of <br /> planting. Please revise the landscape plan as necessary to demonstrate how this standard will be met. <br /> Notably: <br /> • In the recreation area it is noted that grass or woodchips will be used. Eliminate the reference <br /> to woodchips. <br /> • Eliminate the note in the legend that states areas not marked will be barked. <br /> • Identify live landscape materials to be used instead of bark and chips. <br /> • Clarify that all areas will be landscaped. As drawn, large areas along the south property line are <br /> shown with no landscaping. <br /> • Clarify the meaning of the letters"F"and"LS"which are shown the area in the front of the <br /> building. <br /> Irrigation <br /> An irrigation system is required. Show on the landscape plans the method of irrigation to be used, <br /> including schematic design, backflow prevention,and service locations. <br /> Site Improvements <br /> Dumpster Enclosure <br /> Provide location and details for garbage and recycling enclosure(s). <br /> Walkway Material <br /> The site plan approval stated that the four foot walk way shall consist of a material different than the <br /> driveway material such as stamped concrete.
