CITY OF EVERETT <br /> PLANNING DIRECTOR DECISION474-17 <br /> Review Process II#18-006 <br /> July 19, 2018 <br /> The City of Everett Planning Director grants APPROVAL of a request by Mike Perko to build a 24'x28' (672 square <br /> foot) detached accessory building up to a maximum height of 20 feet located at 3522 Lombard Avenue, Everett, <br /> WA 98201. <br /> The following conditionsshall apply: <br /> 1. A survey is required along the north property line; property corners must be staked prior <br /> to construction (EMC 19.39.180). <br /> 2. Construction permits, inspections, and approvals must be obtained for the structure in <br /> accordance with established building code requirements. The final design, height, square <br /> footage, and/or roof pitch of the proposed accessory building requires Planning <br /> Department approval. <br /> 3. The accessory building's roof pitch shall be a minimum 6:12; or equal to or greater than the <br /> roof pitch of the primary residence. <br /> 4. A height survey will be required if the proposed height of the structure exceeds 19-feet. <br /> The Base Height Survey shall be submitted with the construction permit application <br /> materials and the Height Survey shall be required at time of framing. Submit the survey to <br /> the building inspector at the time of the inspection. <br /> 5. The accessory building's siding and roofing material must be compatible with the dwelling. <br /> 6. A covenant acceptable to the City Attorney's office shall be recorded on the title of the <br /> property stating that the property owner acknowledges the requirements of EMC <br /> 19.07.020, and stating that the use of any accessory building is limited to accessory <br /> activities permitted by the zone in which the property is located, and that the accessory <br /> building shall not be converted to living area or used for any purposes which are not in full <br /> compliance with zoning and building code requirements. <br /> Chapter 7 of the Everett Municipal Code (EMC) states that the Planning Director may look at such factors as view <br /> obstruction, aesthetic impact on surrounding properties, and impact on neighborhood character. The Planning <br /> Director approved the detached accessory building to exceed the fifteen-foot maximum height limit based on the <br /> following: <br /> The subject property is approximately 5,987 square feet with an existing -1,456 square foot single family <br /> residence.The proposed garage will be located off the alley in the northwest corner of the lot approximately five <br /> feet 2 inches from the north-side property line and 2 feet from the rear property line. The building will have a <br /> minimum roof pitch of 6:12 and the siding and roofing material will be compatible with the dwelling.
