Provide landscaping as shown on the approved site plan dated April 06, 2017. All landscape areas must be <br /> maintained with respect to creating a healthy growing condition and attractive appearance as well as being free of <br /> weeds and trash as specified in the Everett Municipal Code 19.35.130. <br /> 2. At the time of planting,evergreen trees must be at least six feet high. <br /> 3. The area between the sidewalk and 22nd Street between the subject property's driveway and parking area must <br /> be landscaped to Type III standards including one street tree,shrubs,and ground cover. <br /> The PIanning Director approved the landscape modifications based on the following: <br /> Subsection 35.070.A. of the City of Everett Zoning Code gives the Planning Director, using Review Process I, the <br /> authority to modify the required landscaping if the applicant proposes an alternative method of landscaping that would <br /> achieve the intent and purpose of the landscaping required and which the Planning Director determines to provide superior <br /> quality. <br /> Approved landscape modification is shown on the site plan dated April 06,2017 and includes the following: <br /> Landscape Modification —Reduce the required northern 5 feet Type III interior lot line landscaping from the alley <br /> eastward for a distance of 25 feet. The modification is necessary to accommodate required parking due to expansion of <br /> the animal hospital. The approved site plan shows a row of Juniperus Scopulorum planted within a 1 foot strip between <br /> the northern property line and the proposed parking space off the alley for a distance of 25 feet.The proposed landscaping <br /> will create a visual screen between the parking space and the adjacent property to the north. <br /> The Applicant may appeal the Planning Director's decision within fourteen days of the date of this letter. Appeal forms <br /> are available from the Planning Department and must be submitted along with the required filing fee.
