Accessibility <br /> 1. The building permit site plan should indicate more detail on the parking signage and the <br /> accessible route to the primary function served, per IBC sections 1104.3, 1106.1, 1106.4, <br /> 1106.5 and 1106.6, and IEBC sections 410.5 and 410.7. The costs for providing the <br /> accessible route are not required to exceed 20% of the cost of the alterations to the primary <br /> function area. <br /> a. For your reference, a handout referencing the building code standards ICC/ANSI <br /> A117.1-2009 for several items listed above is attached. <br /> b. Please document the accessible route to the primary entrance door, per ICC-A117.1- <br /> 2009 section 403.4. <br /> c. Please indicate conforming curb cuts, if used, and accessible door hardware on the <br /> drawings. <br /> d. Accessible parking signage should indicate compliance with height and content of <br /> signage per ICC/ANSI A117.1-2009 section 502.7. <br /> 2. Please contact Kirk Brooks to discuss the Public Works plan review overlapping concerns of <br /> the following items. Kirk can be reached by e-mail at kbrooks@everettwa.gov <br /> a. The width of the exterior walkway should be shown as 44 inches, per IBC section <br /> 1101.2.1, as amended by the State of Washington. The building code requirement <br /> for minimum width of the walkway on the east side of the building would require <br /> work in the public right of way, outside of the property line. <br /> b. The accessible clearance required for the entrance door should be shown to meet <br /> the minimum requirements of ICC/ANSI A117.1-2009 figure 404.2.3.2 (g), which <br /> requires 48 inches width of the landing outside of the doorway. <br /> c. The location of the accessible parking should continue to be on the shortest route to <br /> the primary use and accessible building entrance, per IBC section 1106.6 and IEBC <br /> Section 1105.1. The location of the accessible van parking as shown currently on <br /> the plans, and moving that parking space east will be a challenge for vehicle access <br /> so close to the corner of the block. <br /> 3. The pull side clearance on the door into the new treatment room should be 18 inches, per <br /> per ICC-A117.1-2009 figure 404.2.3.2 (a). <br /> Energy <br /> 1. Please include a calculated lighting summary from the forms available on NEEC.NET to <br /> verify compliance for the interior lighting power allowances per WSEC table C405.2 (1) for <br /> the existing tenant improvement and the addition, per WSEC section C502.6.1 and C503.6. <br /> 2. Please include actual code section language on the drawings for interior lighting controls, <br /> sensors, and all other methods of compliance covered in electrical power and lighting <br /> systems per WSEC section C405 for the addition. Controls are only required on the tenant <br /> improvement if more than 50% of the lighting is replaced. <br /> 3.
