4
51xx Ocean Avenue (Parcel#00571700100100) November 1, 2017
Everett, Washington Project#17110
Subsurface Exploration, Geologic Hazards,
and Preliminary Geotechnical Engineering Report
Introduction
The purpose of this study was to gain subsurface information to be utilized in the design and
construction of a new single-family residence on the subject property. The proposed
construction will consist of grading, possible steel pipe pile installation, foundation subgrade
preparation and building construction. Authorization to proceed with this study was provided
by Paul Bustard of Bustard Custom Construction, Inc. This report was prepared for Mr. Bustard
and his agents for specific use in support of this project. The location of the subject property is
shown in the attached Vicinity Map and the locations of the subsurface explorations completed
for this study are shown in the attached Site and Exploration Plan.
Site Conditions
The subject property is located at 51xxOcean Avenue in Everett,Washington. The property is
rectangular and based on a review of the referenced site plan (Omega Engineering, Inc.),the
property was 13,980 square feet in size. Portions of the property are relatively flat, and
portions slope moderately to steeply from the south toward the north. The total elevation
change on the subject property was on the order of 20 feet. The subject property is bordered
on the east by Ocean Avenue and on all other sides by other residential properties. There is an
easement across the southern edge of the subject property.
The subject property had been previously graded in association with the subdivision of the
"parent property" and likely graded in conjunction with the development of the property to the
south. There was no standing or flowing water on the property at the time of our fieldwork.
Though there were some steep slopes onsite, these slopes were well vegetated and we did not
observe any signs of significant erosion or soil movement.
Subsurface Conditions
Subsurface conditions on the property were inferred from a visual reconnaissance of the
property, a review of the referenced geologic map (Minard, 1982), referenced online resources,
andthree exploration pits excavated with a track mounted excavator. The exploration pits
allowed observation of the near surface soil and groundwater conditions. Observations of the
in-situ relative density of the soil were made as the excavations progressed. The exploration
pits were observed and logged by the undersigned engineering geologist and immediately
backfilled. The locations of the subsurface explorations are shown in the Site and Exploration
Plan and the exploration pit logs are attached to this report.
SOUTH FORK GEOSCIENCES, PLLC Page 1
PO Box ]275
NORTH BEND,WA 98045
425-831-2023 I ANDREW@SFGEO.COM
