The leases typically require the tenant to maintain the interior of the premises in good order, <br /> condition and repair while placing the obligation for structural repairs and replacements on the <br /> landlord. The tenant's maintenance and repair obligations extend to maintenance and repair of the <br /> electrical systems and facilities in the premises, requiring the tenant to keep those facilities and systems <br /> in good order, condition and repair. No lease requires the tenant to use a licensed electrical contractor <br /> for any of that repair and maintenance work. Of course, if applicable building codes require the use of a <br /> licensed electrical contractor, Bartell would be obligated to comply with the building codes but building <br /> codes do not require use of a licensed electrical contractor for normal maintenance and repair such as <br /> replacement of ballasts. <br /> Please let me know if this addresses your concerns. <br /> Very truly yours, <br /> Daniel P.
