PUBLIC WORK.
October 2, 2017
Brittany Brown
Freiheit & Ho Architects
5209 Lake Washington Blvd NE, STE 200
Kirkland, WA 98033
brittanybrown@fhoarch.com
Owner: Winston Lessley
Job Address: 12728 19th Ave SE
Plan Check No: B1709-044
RE: Corrections Letter
Dear Ms. Brown,
In response to the application for a building permit, the plans have been examined and you are
advised that revisions may be necessary before a permit can be issued. Please review and
respond to the comments below.
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two new sets of revised construction documents reflecting the corrections
requested. Please include a response letter which indicates how the corrections were resolved.
General
1. The proposed tenant space has access to only one exit from the building. Regardless of
how many exit access doors serve the space, if the doors all egress through to one
point, common path of travel is calculated to the exterior Exit. As the maximum common
path is 100' per Table 1006.2.1, the proposal of 111 feet is not in compliance.
a. Based on my quick permit history research, it appears that the tenant
improvement for the adjacent Mayemura Optical in 2016 (in effect) cut off the
access to the only other exit on the main floor to any other tenant.
All codes cited refer to the 2015 International Building Code (IBC), the 2015 International Fire
Code (IFC), the 2015 International Mechanical Code (IMC), and the 2015 Washington State
Energy Code (WSEC), as amended by the State of Washington and adopted by the City of
Everett. The current IBC referenced standard for accessible design is the 2009 "Accessible and
Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and standards may
be more restrictive. These comments address building issues only. Additional revisions or
additions may be required by other departments (such as Utilities, Traffic, Planning or Fire). All
required submittals must be of sufficient detail and information to ensure that the proposed
structure will be constructed in compliance with all adopted codes.
Sincerely, Tony Lee Building Official
