Please review and respond to the <br /> comments below. These comments address building issues only. Additional revisions or additions may be <br /> required by other departments (such as Utilities, Planning or Fire). All references refer to the 2015 <br /> International Building Code (IBC),The 2012 International Property Maintenance Code, the 2015 <br /> International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and the 2015 International <br /> Energy Conservation (IECC), as amended by the State of Washington and adopted by the city of Everett. <br /> The current IBC referenced standard for accessible design is the 2009"Accessible and Usable Buildings <br /> and Facilities"(ICC/ANSI A117.1). Federal ADA, FHA, and HUD regulations and standards, including the <br /> Fair Housing Accessibility Guidelines may be more restrictive. <br /> In order for the processing of your application to continue, it will be necessary to provide the <br /> Building Division with two complete new sets of construction documents reflecting the <br /> corrections requested. <br /> V 1. The plans should show the requirement for hard-wired smoke detectors in all bedrooms and in <br /> the room or hallway giving access. These are required to all be interconnected and have battery <br /> / backup. See IPMC 704. <br /> 2. The plans should indicate the requirement for the fire alarm system to include a verbal <br /> annunciation device per IFC 907.5. <br /> 3. The plans should indicate sprinkler coverage to all areas in accordance with NFPA 13. <br /> I/ 4. The plans should include the requirement for two separate electrical receptacles in each habitable <br /> / space in accordance with IPMC 605. <br /> V 5. The plans should include the requirement for each room having access to the panel housing the <br /> breakers serving the electrical system within the room. <br /> 4/ 6. The plans should include the requirement for each rooming unit to have a total glazed area of at <br /> least 8% of the floor area per IPMC 402.1. <br /> 7. The plans should include the requirement for each rooming unit to have an openable window with <br /> an area of 45% of the minimum glazed area from Item 6. IPMC 403.1. <br /> 8. The plans should indicate a minimum of one handrail at each stairway per IPMC 307.1. <br /> L/ 9. The plans should indicate the requirements for ventilation in bathrooms and kitchens per IPMC <br /> 403. <br /> /10. The plans should include the requirement to install covers on all open-electrical J-boxes in the <br /> basement and at all outlet receptacles. <br /> j/ 11. IPMC 404.4.1 requires a minimum area of 120 square feet for the living rooms. <br /> 112.
