PROJECT NARRATIVE <br /> 1228 Grand Avenue Improvements <br /> This project involves several exterior and interior improvements including: <br /> EXTERIOR IMPROVEMENTS <br /> • Replace all exterior siding. <br /> • Remove and selectively replace existing windows. <br /> • Reframe wall plates at select window locations to be abandoned. <br /> • Replace selected window locations with door frames. <br /> • Install window frames and new windows at selected locations. <br /> • Construct new deck on west side. <br /> • Improve front step facing and columns. <br /> INTERIOR IMPROVEMENTS <br /> • Remove existing wall on North side of Bedroom #3 and Living Room. <br /> • Construct new floor section, including subfloor in Bedroom #3 to create a loft. <br /> • Install new stair rail and loft railing. <br /> 115 <br /> • Install new electrical paanel/circuit and install new lighting and outlets. <br /> • Remove selected walls and construct passages on lower floor. <br /> This submittal includes, in addition to this narrative: <br /> • 11X17-inch drawings of existing and proposed conditions. <br /> • Structural drawings and calculations prepared by Structural Design Associates <br /> • Key product information. <br /> This project will be constructed in phases as follows: <br /> • Phase I - Bedroom #3 and Living Room improvements. <br /> • Phase II — Exterior windows and siding <br /> • Phase III — Deck <br /> • Phase IV— Lower level improvements <br />
