Please review and respond to the <br /> comments below. These comments address building issues only. Additional revisions or additions may be <br /> required by other departments (such as Public Works, Planning, or Fire). All references refer to the 2015 <br /> International Building Code (IBC),the 2015 International Existing Building Code (IEBC),the 2015 <br /> International Property Maintenance Code (IPMC),the 2015 International Fire Code (IFC),the 2015 <br /> International Mechanical Code (IMC), and the 2015 International Energy Conservation (IECC), as amended <br /> by the State of Washington (WSEC) and adopted by the City of Everett. The current IBC referenced <br /> standard for accessible design is the 2009"Accessible and Usable Buildings and Facilities"(ICC/ANSI <br /> A117.1). Federal ADA, FHA, and HUD regulations and standards, including the Fair Housing Accessibility <br /> Guidelines may be more restrictive. <br /> In order for the processing of your application to continue, it will be necessary to provide the <br /> Building Division with two complete new sets of stamped and signed construction documents <br /> and calculations reflecting the corrections requested. <br /> Structural <br /> 1. On the General Structural Notes,sheet S1.0"Building Code&Reference Standards",the design code <br /> used for this project is the IBC 2015. However, on the permit structural calculations where the <br /> wood shear walls are checked against the design demands (for example, Bldg A 1st Floor Walls), it <br /> appears that the IEBC Section 404.2.1 is used to check for 75% of the IBC 2015 design demands, <br /> which is in conflict with the intent of the using the IBC 2015 full lateral design demands for wood <br /> shear walls. Please verify which code is being followed for the design of the wood shear wall repair <br /> and update the drawings and notes as required for the appropriate building code. <br /> 2. On the permit structural calculations where the wood shear walls are checked against the design <br /> demands(for example, Bldg A 1st Floor Walls),the use of HDU 5 holddown anchorage appears to <br /> exceed the Demand Capacity Ratio (DCR) by nearly a factor of 3.0 (10.9 kips/ 3.8 kips = 2.87) even <br /> when using 75% of the lateral forces in the IBC 2015. Please provide an alternate detail and <br /> calculations for these HDU5 holddowns that are exceeding the DCR values of 1.0. <br /> 3. On the permit structural calculations where the wood shear walls are checked against the design <br /> demands (for example, Bldg A 1st Floor Walls), exceed the Demand Capacity Ratio (DCR) by nearly <br /> 14%.
