Although a portion <br /> of the site appears to be mapped as a geologically hazardous area,the proposed improvements do not extend into the <br /> sloped area at the rear of the property. Additionally,the house has been in place since 1975,and the surrounding <br /> properties are developed. Although the Planning Department will not request any geotechnical information,the Building <br /> Department may still request it to address any structural issues. And, it may be in the property owner's best interest to <br /> have a geotechnical expert evaluate the site regardless of City requirements. These studies can identify problems or risks <br /> that may be unknown to the property owner. <br /> The basic layout shown in the site plan appears to meet R-S zoning requirements,although we are not able to determine <br /> compliance with the building height standard of 28 feet at this time. <br /> Please include distances from the existing structure and proposed additions to the nearest property line(s). <br /> You may want to provide a copy of this email with the building permit application.
