Ted de Budden <br /> From: Ted de Budden <br /> Sent: Thursday,January 18, 2018 11:33 AM <br /> To: Edward Golden <br /> Subject: 151.7 Broadway <br /> Good morning Eddie, <br /> Here is a summary of my research,observations, and determinations made during the inspection conducted with you <br /> yesterday of the building located at 1517 Broadway Ave Everett. <br /> Research of City of Everett records and documents has failed to discover any permits or approvals for the five separate <br /> apartment units that have been created and occupied within this structure. <br /> The building was originally constructed and recognized as a single family residence.At some point in the past the <br /> structure has been divided and altered to create five separate dwellings.This alteration work was done without record <br /> of required permits and approvals.The unpermitted alteration work and use has created an Unlawful Structure as <br /> defined by Code. IPMC Section 108.1.4 <br /> The absence of required fire resistive separation between units is defined as a Dangerous condition within the IPMC. <br /> Section 108.1.5, subsection 10. <br /> The basement apartment unit lacks minimum headroom as required by code. IPMC Section 404.3 <br /> Functional smoke and carbon monoxide alarms were not present in apartments visited during yesterday's inspection. <br /> IPMC section 704.2 <br /> A deteriorated exterior stairway serving the structure was observed on the easterly access point to the building. IPMC <br /> section 304.10 <br /> This summary is not intended to be a complete list of all defects within the building.
