fi
civil"&structural
ENGINEERING engineering&planning
STRUCTURAL OBSERVATION REPORT
Project: Park 120 Apartments Purpose: Structural Evaluation
Location: 120 W Casino Rd, Unit 31B Date: March 14th, 2019
CG Project: 19057.10 Report: 1
Client:Servpro General Contractor:Jeff Sorenson, Servpro
Field Rep: Cameron Partlow, EIT, Nathan Elliot, EIT
PURPOSE AND SCOPE
Field representatives of CG Engineering were on site on February 25th, 2014 to observe and evaluate
(3) existing roof trusses hat had been damaged in a recent fire to apartment 31B in the Park 120
Apartments complex. The fire started in the kitchen and spread to the attic. At the time of the site
visit, the contractor had removed the interior ceiling drywall so the roof trusses were observable.
Structural repair drawings are included at the end of this report.
EXISTING BUILDING
The existing building is a two-story,wood framed, multi-family building built in 1969. The roof is
framed with wood trusses, and the floor is framed with wood joists, beams, and columns. The walls are
framed with wood studs and sheathed with plywood siding. The foundation system was not observed
but is likely composed of concrete stem walls and interior pad footings.
OBSERVATIONS
1. Truss 1—The first truss was observed to have no visible fire damage, however the truss did
have (2) significant saw cuts in the top chord that occurred when trying to remove the roof
sheathing to expose the affected roof members at the location of the fire.
2. Truss 2—The second truss to be observed had significant charring in the top chord and bottom
chord of the truss near the exterior wall where the fire occurred, and a portion of the top chord
was completely removed.
3. Truss 3—The third truss appeared to have light charring along the top chord near the exterior
wall where the fire occurred, but did not appear to have any visible damage on any other
member.
RECOMMENDATIONS
Due to the significant damage done to both the top compression chord and bottom tension chord of
Truss 2 we recommend ignoring any structural capacity of this truss, and to instead repair/upgrade
Trusses 1 and 3 for the proposed increase in tributary loading. The upgrade will involve repairing and
strengthening the top chord of the trusses and adding new plywood gussets with increased nailing at
the joints to resolve the increased axial loads from the members. The trusses to be repaired are marked
on the attached framing sketch SK-1 and the repair details are shown on the attached S1 n
{E
CITY OF EVERETT MAR 2 1 2019 1.3
THESE DOCUMENTS HAVE NOT BEEN REVIEWED FOR PERMIT w
APPROVED FOR THE ISSUANCE OF t
PUBLIC WORK, MECHANICAL, FIRE 2c ? 250411 y c tti1,V '
SUPPRESSION, ELECTRICAL OR .` Edmonds,8:85WA db
PLUMBING PERMITS ' ph.425.778.8500 I f.425.778.5536
www.cgengineering.com
