a.
ENGINEERING
7 PUBLIC SERVICES DEPARTMENT
November 1, 2017
David Flake
David.a.flake@gmail.com
10704 64th PL W
Mukilteo, WA 98275
RE: Owner: David Flake
Job Address: 2211 W Casino Road
Plan Check Number: B1710-030
Dear Mr. Flake,
In response to your application for a construction permit, your plans have been examined and you
are advised that revisions may be necessary before a permit can be issued. Please review and
respond to the comments below. These comments address building issues only. Additional
revisions or additions may be required by other departments (such as Public Works, Planning, or
Fire). All references refer to the 2015 International Building Code (IBC), as amended by the State
of Washington and adopted by the City of Everett. The current IBC referenced standard for
accessible design is the 2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1).
Federal ADA regulations and standards may be more restrictive. All required submittals must be of
sufficient detail and information to ensure that the proposed structure will be constructed in
compliance with all adopted codes.
In order for the processing of your application to continue, it will be necessary to
provide the Building Division with two complete new sets of construction documents
reflecting the corrections requested. All revisions require the person delivering the
drawings to replace the revisions into the two sets here at our offices. For significant
revisions, or if the revisions are coming directly from a document printing facility,
please make arrangements with them to print and deliver two replacement sets.
Structural
1. It appears that the report provided with the permit calculations does not list the R-factor of
6.5 (per Table 12.2-1 of ASCE 7-10) as determined by the engineer of record in the
calculation package. An R-factor of 6.5 utilizes a lateral system of wood structural panels
of which none appear to be provided in construction of the walls. Rather the wall
construction appears to be gypsum wall panels which would appear to require an R-factor
of 2 (per Table 12.2-1). Please clarify and revised the R-factor as required and supporting
calculations.
Page 1of2
CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 • (425) 257-8810 • Fax(425) 257-88
