signs, granting :he variance would allow a property right possessed by
others in the ,Lcinity. The Board has granted variances in the past to
applicants whose property was ocated in a B-1 zone which was directly
across the street from a B-2 2 ne.
b. Conclusion M2: Granting this variance would allow the —applicant a
property right possessed by others in the vicinity.
Criterion t3: That the authorization of such variance will not be materi
ally detrimental to the public welfare or injurious to prop erty in the
vicinity or zone in which the property is to cated.
a. Finding i3: There have been no adverse comments
received in response to notices sent to property owners in the area and
there were no adverse comments from the Public Works Department.
b. Conclusion 43: It does not appear that there would be any adverse
affect on other property owners i.i the vicinity and zone if this
variance is granted.
Criterion i4: That the granting of such variance will not adversely affect
the Comprehensive General Plan.
a. Finding N4: The Comprehensive Plan designation for
this property is Highway Commercial and the property across the street
which is currently zoned B-2 is also designated Highway Commercial and
so it would be reasonable to have the same sign requirements on both
sides of the street.
b. Conclusion N4: Granting this variance would not
adversely affect the comprehensive plan.
NOW, THEREFORE, the Board of Adjustment of the City of Everett does hereby or-
der that the variance be GRANTED to allow a 76 square foot pole sign instead of
the 30 square feet allowed by code and further require the applicant to meet
the following conditions.
1.
