4. PARKING LOT REQUIREMENTS: <br /> The parking lot improvements shall include asphalt surfacing and <br /> landscaped improvement along the western property line a minimum of <br /> five feet in width and six feet in height with a six-foot high solid <br /> wooden fence running down the southern property line. A specific ! <br /> landscaping plan shall be reviewed and approved by the Planning <br /> Department for the western portion of the property prior to <br /> installation. The landscape plantings proposed shall conform to the <br /> City of Everett Landscaping Requirements and Recommended Plant <br /> Materials. <br /> 1" 5. - LIGHTING: <br /> All lighting of the subject property shall be shielded from adjoining <br /> properties and Grand Avenue when it would create annoyance. <br /> 6. SIGNAGE: <br /> No signage shall be permitted on the subject property. <br /> 7. PUBLIC WORKS DEPARTMENT REQUIREMENTS: <br /> Detailed drawings in accordance with City Design and Construction <br /> Standards shall be submitted to the Public Works Department showing <br /> site parking layout, landscaping, utilities, storm drainage, temporary <br /> construction erosion control, and all required improvements in the <br /> public right-of-way. Public Works Department approval of these <br /> drawings is required prior to any permits being issued. All <br /> improvements shall be completed, approved, and warranted before the <br /> Occupancy Permit is issued. <br /> City streets and alleys are to be kept clear of dirt and debris at all <br /> times during construction.
