1.8 The binding site plan shall include a traffic access concept that shall provide for <br /> internal traffic circulation/roadway access to the development areas within the <br /> proposed Rezone area which will include the provision of internal access to the <br /> Lanswell parcel, which is currently zoned C-1. The access to Airport Road shall be <br /> defined in the binding site plan application, and any curb cuts shall be limited to <br /> those approved by the City. The development agreement shall include provisions <br /> requiring the elimination of existing curb cuts onto Airport Road, as properties within <br /> the Rezone Area redevelop (e.g. elimination of the three existing driveways for the <br /> existing triplex). <br /> 1.9 The binding site plan may include provisions for common parking. <br /> 1.10 The binding site plan shall include provisions for a single, integrated surface water <br /> management plan, in compliance with Public Works requirements. <br /> 1,11 The binding site plan shall be subject to the landscape standards of the M-M zone for <br /> exterior lot lines (abutting parcels not included in the binding site plan). Landscape <br /> improvements to the frontage would be required as areas fronting on Airport Road <br /> redevelop. <br /> 1.12 Any specific uses that would create unacceptable traffic impacts/or major land use <br /> impacts are specifically restricted through this Agreement. Uses not specifically listed <br /> in this Agreement that may in the future be listed as permitted uses in the C-2 zone <br /> shall be subject to review by the City for potential traffic and/or land use impacts, and <br /> may be prohibited or otherwise restricted to prevent or minimize such impacts. <br /> 1.13 There shall be no individual freestanding signs for businesses located east of the <br /> stream corridor permitted on the property to the west of the stream corridor, except <br /> that one sign that meets the Zoning Code definition of"directional sign" may be <br /> permitted adjacent to any driveway or private road that provides access between the <br /> area east of the stream corridor and Airport Road, <br /> 1.14 Use of the Property shall be restricted to the following C-2 Zone. <br /> • Greenhouse/ nursery <br /> • Beauty/Barbershop <br /> • Broadcast studio <br /> • Business park <br /> • Consumer services <br /> • Equipment rental <br /> • Financial Institutions (drive-up windows are not permitted) <br /> 3 <br />
