Date: February 28,2019
1 Project Name: Umpqua Bank- Everett TI
Lva Project No: 18065
Re: Permit Response Letter `AK:,,.,
FEB
Memo C ® ?
arya 470/9
To: James Bronder Pepfl/To:
rr
City of Everett, Public Works Department is/•`a,R
From: Erin Brouillette
TVA Architects
This letter is in response to the permit review letter#61901-004, sent on February 4,2019.
1. City of Everett Plan Review Comment:
On Sheet A00o, the Type of Construction is indicated as///B, but the building's existing
conditions exceed the number of stories for l//B construction per Table 504.4 at/31 stories
for a non-sprinklered building. The number of stories for this structure appears to be 171
stories. Given the number of stories, the type of construction may be closer to satisfying a
Type 11/A building, requiring 1-hr fire protection to the primary frame. Please indicate, if the
new interior construction provides this protection, for instance at the columns at grids 3/E
and 5/E as it does not appear to indicate this on Sheet A900. /BC504 and Table 601.
Applicant's Response:
Based on our evaluation of the existing conditions,we believe the building classification
does not conform to Type IIIA. Non-sprinklered Type IIIA structures of type B occupancy
are limited to 65 feet in height (Table 504.3) and have a story limitation of 5 (Table 504.4).
The existing building is stepped with portions that are both 7 and 3 stories high. However,
there is no building separation between these areas and therefore cannot be classified as
two separate buildings. The building is therefore considered 7 stories high.
The building is more typical of a Type IB due to the number of floors and the occupancy.
However, the presence of existing building elements that are combustible (wood floors)
would indicate that the building is non-compliant with current building code.
Occupancy: B- Business(existing and proposed) Section 304.1
Fire sprinkler protection: Basement only
Building Height:7 floors Table 504.3/504.4
Primary Structural Frame: Concrete Table 601
Floor Construction: Concrete (typical) &Wood (above proposed TI) Table 601
tva architects, inc.
920 sw sixth avenue suite 1500 portland,oregon 9924E
phone:503 220 0668 www.tvaarchitects.com
Robert Thompson,FAIA Tim Wybenga,LEED AP?Pamela Saftler,AIA,IIDA`Mandy Butter,AIA
