These <br /> comments address building issues only. Additional revisions or additions may be required by other <br /> departments (such as Utilities, Planning or Fire). All references refer to the (2015 International <br /> Building Code,) (2015 International Residential Code,) as amended by the State of Washington <br /> and/or Washington State Energy Code 2015 Edition, and adopted by the City of Everett, unless <br /> stated otherwise. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two new complete sets of drawings reflecting the <br /> corrections requested. <br /> STRUCTURAL <br /> 1. On Detail 2/A4, it appears that the 2nd floor shear walls are transferring load out of the <br /> walls through the cantilevered diaphragm sheathing to the walls below. Please verify that <br /> sheathing can transfer the required shear load from the 2nd floor shear walls to the shear <br /> walls below through the sheathing or verify if drag struts are required to deliver load to the <br /> shear walls below. Also, please address how overturning moments are resolved at the <br /> second floor as it appears to be loading the 2x10 joists. <br /> 2. It appears that shear wall edge nailing less than 6"oc occurs on the project, please provide <br /> language in general notes requiring Special Inspections per IBC 2015 Sec 1705.11 or <br /> 1705.12. <br /> 3. At the stairwell between 2nd and 1st floors, it appears that the Typical 2nd Story Section <br /> on Sheet A4 applies at this location, please confirm. If confirmed, please address with <br /> calculations how wind pressures are transferred to the 2nd floor diaphragm or if the wall <br /> framing spans from ground level to roof level at this location. Please adjust detailing as <br /> required to convey design intent as required. <br /> ARCHITECTURAL <br /> 4. Provide minimum R-10 Rigid insulation thermal break at the perimeter of slab-on-grade in <br /> conditioned spaces.
