Section 11. INSURANCE. AWA shall maintain commercial general liability <br /> insurance coverage during the term of this License with$1,000,000 combined single limits, <br /> which insurance shall be primary and non-contributing. AWA shall ensure the City is <br /> endorsed as an additional insured on the policy. AWA shall provide the City evidence of <br /> coverage and endorsement. Insurance coverage and limits of liability as specified herein <br /> are minimum coverage and limit of liability requirements only. They shall not be construed <br /> to limit the liability of AWA or any insurer for any claim that is required to be covered <br /> hereunder. Moreover, the City shall be an additional insured, where additional insured <br /> status is required, for the full available limits of liability maintained by AWA, whether <br /> those limits are primary, excess, contingent or otherwise. <br /> Section 12. NON-INTERFERENCE WITH CITY USE. AWA use of the Property <br /> shall not interfere in any way with any City use of the Property, including utilities and <br /> travel. <br /> Section 13. SERVICES. AWA shall provide at its own expense any services that it <br /> may require including but not limited to electricity needs, water, sewer, and garbage <br /> services. <br /> Section 14. REPAIR OF PROPERTY. AWA shall use care to avoid damaging or <br /> destroying City property by reason of its operations pursuant to this License. Any damage <br /> caused by AWA to City or other property shall be promptly repaired or replaced by AWA <br /> to the satisfaction of the City, or in lieu of such repair or replacement, AWA shall pay, to <br /> the City or owner of the other property, money in an amount sufficient to compensate for <br /> the loss sustained by reason of damage to or destruction of the City's or other party's <br /> property. <br /> Section 15. RISK OF LOSS TO GRANTEE'S PROPERTY. AWA bears all risk of <br /> any and all damage and loss to its equipment or materials being stored on the Property. <br /> Section 16. Intentionally Omitted. <br /> Section 17. NO WARRANTY. The City does not warrant its title or ownership of the <br /> Property. <br /> Section 18. NON-EXCLUSIVE. This License is not exclusive. The City is not <br /> prohibited from granting permission to others to occupy or use portions of the Property <br /> where such uses are not inconsistent with this License. <br /> Section 19. RESERVATION OF RIGHTS. The City reserves all rights not expressly <br /> granted by this License. <br /> Section 20. NO THIRD PARTY RIGHTS.
