Community Health Center
Minimum Requirement # 1: Stormwater Site Plan
Executive Summary
The proposed project consists entirely of clearing/grading for the construction of a new
parking lot addition. The addition will be adjacent to existing on-site parking and serve
the existing on-site commercial building. Access to the addition will be provided through
an existing drive aisle through the site that accesses 112th Street SW to the south.
Drainage management for new parking areas will be provided by permeable pavement
BMPs. Total new/replaced hardscape has been calculated at approximately 4,510 sf. and
does not require either water quality treatment or flow control BMPs. Disturbed
vegetated areas will be amended per BMP T5.13. The project is to be designed according
to the 2014 Stormwater Management Manual for Western Washington(SWMMWW)
and the City of Everett Design and Construction Standards and Specifications.
Existing Conditions Summary
The site consists of one parcel that contains an existing commercial building with
associated parking areas and storm drainage conveyance systems. The site tends to slope
easterly toward adjacent parcels at slopes ranging from 2%to 15%. From a Snohomish
County Soil Survey done by the USDA NRCS the soils on-site consist of"Alderwood
Urban Land Complex"type soils. According to soil logs taken by Timothy Sarkela of
Western Engineers, soils on-site resemble silty sand. Refer to Appendix II for more
detailed information.
The adjacent parcel to the west is developed with existing commercial buildings and
parking lots. The adjacent parcels to the east are developed with existing residential
structures and driveways. The 112th Street SW right-of-way lies along the southern
boundary of the site.
WESTERN ENGINEERS,INC. 2 PROJECT:17-1688-A
