PROJECT DESCRIPTION <br /> The proposed project consists entirely of clearing/grading for the construction of a new <br /> parking lot addition. The addition will be adjacent to existing on-site parking and serve the <br /> existing on-site commercial building. Access to the addition will be provided through an <br /> existing drive aisle through the site that accesses 112th Street SW to the south. <br /> Drainage management for new parking areas will be provided by permeable pavement <br /> BMPs. Total new/replaced hardscape has been calculated at approximately 4,510 sf and <br /> does not require either water quality treatment or flow control BMPs. Disturbed vegetated <br /> areas will be amended per BMP T5.13. The project is to be designed according to the 2014 <br /> Stormwater Management Manual for Western Washington(SWMMWW) and the City of <br /> Everett Design and Construction Standards and Specifications. <br /> 3. EXISTING CONDITIONS <br /> The site consists of one parcel that contains an existing commercial building with <br /> associated parking areas and storm drainage conveyance systems. The site tends to slope <br /> easterly toward adjacent parcels at slopes ranging from 2%to 15%. From a Snohomish <br /> County Soil Survey done by the USDA NRCS the soils on-site consist of"Alderwood <br /> Urban Land Complex"type soils. According to soil logs taken by Timothy Sarkela of <br /> Western Engineers, soils on-site resemble silty sand.
