001111P <br /> ORDINANCE NO. 2272-98 <br /> An Ordinance Rezoning a Portion of the Tredway Property <br /> located at 5701 First Avenue in the Lowell Neighborhood <br /> from A-1 (Agricultural)to R-2 (Single Family Medium Density) <br /> WHEREAS,the City of Everett adopted a new Comprehensive Plan in August, 1994, in <br /> conformance with the Washington State Growth Management Act; and <br /> WHEREAS,the Growth Management Act, codified as RCW Chapter 36.70A, allows for <br /> comprehensive plans to be amended on an annual basis; and <br /> WHEREAS,the City of Everett initiated its 1997 annual comprehensive plan amendment <br /> process in July, 1997, which included consideration of Land Use Map amendment and <br /> rezone applications initiated by private property owners; and <br /> WHEREAS, The Tredway Corporation submitted an application to amend the <br /> comprehensive plan and rezone a portion of a lot located at the east end of Ravenna <br /> Avenue in the Lowell neighborhood, from A-1 (Agricultural)to R-2 (Single Family <br /> Medium Density), as indicated on the map attached hereto as Exhibit A; and <br /> WHEREAS,the Planning Commission held a public workshop on October 21, 1997 and <br /> a public hearing on November 18, 1997 to consider the application of The Tredway <br /> Corporation and heard testimony from the public and City staff concerning the proposed <br /> rezone; and <br /> WHEREAS, the Planning Commission has recommended that the City Council approve <br /> the proposed rezone; and <br /> WHEREAS,the City Council has approved the applicant's request to amend the <br /> Comprehensive Plan land use map and it is necessary to rezone the subject property to <br /> implement the change to the Comprehensive Plan; and <br /> WHEREAS, the City Council concludes: <br /> 1. The proposed change in zoning for a portion of the subject property is consistent <br /> with the locational criteria and policies of the Everett Growth Management <br /> Comprehensive Plan; <br />
