EVERETTSeptember 28, 2021
WASHINGTON Jonathan Farrell
Jonathan@gsheating.com
GS GHeating& Cooling LLC
3409 Everett Ave
Everett,WA 98201
Owner: N & P Hotel Corporation
Project Address: 2800 Pacific Ave
Plan Check No: M2109-060
RE: Building Permit Review Letter
Dear Jonathan,
In response to the application for a building permit, the plans have been
examined and you are advised that revisions may be necessary before a permit
can be issued. Please review and respond to the comments below.
1. The description for a like-for-like change of a replacement unit does not
provide enough information to demonstrate if the replacement unit will be less
than or equal to the 5%threshold for gravity load carrying structural elements
per IEBC 706.2. It is unclear from the drawings what the existing unit weight is
as well as if the proposed unit will need additional appurtenances such as a
curb adaptor. Please clarify and provide additional framing if the proposed unit
and it's appurtenances exceed the IEBC 706.2 threshold requirements.
2. The anchorage details appear to be missing from the submittal. Please
provide anchorage details for the proposed unit installation as it is unclear from
the current submittal what is being used to attach the replacement unit to the
structural framing. IBC 107.2.1.
RESUBMITTAL REQUIREMENTS
In order for the processing of your application to continue, it will be necessary
to provide the Building Division with the following items:
❑ (2) New,complete sets of revised construction documents reflecting
the corrections as required.
PERMIT SERVICES ❑ (1) Response letter detailing how the corrections were resolved.
Q3200 Cedar Street All codes cited refer to the 2018 International Building Code (IBC), 2018
Everett,WA 98201 International Existing Building Code (IEBC),the 2018 International Fire Code
(IFC),the 2018 International Mechanical Code (IMC), and/or the 2018
425.257.8810
425.257.8857 fax Washington State Energy Code (WSEC), as amended by the State of Washington
and adopted by the City of Everett. The current IBC referenced standard for
iffi everetteps@everettwa.gov accessible design is the 2009 "Accessible and Usable Buildings and Facilities"
everettwa.gov/permits (ICC/ANSI A117.1). Federal ADA regulations and standards may be more
restrictive.
