I am the planner assigned to the land use review of this application. <br /> Before proceeding with our review, Planning requires the following comments and correction items to be addressed: <br /> • Nonconforming Lot Certification.The subject parcels are zoned Light Industrial 2 (1-I2). Per Table 6-1,the <br /> minimum lot area in the LI2 zone is 2.5 acres. As the total project site area is 2.23 acres, it is considered a <br /> substandard lot per EMC 19.38.040. Please submit a land use application to certify this nonconformity. <br /> • Airport Compatibility Area. Because the project is located within the Airport Compatibility Area and the new <br /> building contains more than 10,000 square feet of gross floor area, notice will be provided to the Paine Field <br /> airport manager for comments on the development. Per EMC 19.17.080.C, an Airport Influence Area Disclosure <br /> Notice must be recorded with the Snohomish County Auditor. A blank disclosure notice is attached to this <br /> email. <br /> Please note that the above comments do not constitute a thorough plan check review. These comments are only <br /> related to the land use code and do not account for all possible requirements from Planning or other departmental <br /> reviewers. <br /> This application is on hold for further Planning review until the requested information has been received. Additional <br /> comments or corrections may be required upon review of the requested information. <br /> Please utilize the Online Permitting Portal to check on the status of all reviews.
