EVERETT <br /> ORDINANCE NO. 2094-95 <br /> An Ordinance Amending the R-3 and R-4 Zone (EMC Sections 19.12 and 19.13) Regulations of the <br /> Zoning Code to Allow Office and Clinic Uses in Single Family Dwellings Located on Corner Lots <br /> on Colby Avenue Between 19th Street and 25th Street, Amending Sections 12 and 13 of Ordinance <br /> No. 1671-89 as amended by Section 19 of Ordinance No. 1848-92 (EMC 19.12 and 19.13). <br /> WHEREAS, the R-3 and R-4 zones do not allow clinic or office uses as a permitted use except in <br /> mixed use buildings; and <br /> WHEREAS, there are a substantial number of office or other non-residential uses located on <br /> corner lots in R-3 or R-4 zones on Colby Avenue between 19th Street and 25th Street; and <br /> WHEREAS, the Planning Commission conducted a public hearing on July 11, 1995, to take <br /> public testimony concerning an amendment to the Zoning Code to allow office or clinic uses in <br /> existing single family dwellings on corner lots on Colby Avenue between 19th Avenue and 25th <br /> Avenue SE; and <br /> WHEREAS, there was no testimony opposing such an amendment; and <br /> WHEREAS, the City Council finds that only five existing corner lots will be able to be converted <br /> to non-residential use; and <br /> WHEREAS, the City Council finds that the proposed amendments to the Zoning Code are not <br /> inconsistent with the Everett Comprehensive Plan; bear a substantial relation to the public health, <br /> safety and welfare; and promote the best long-term interests of the Everett Community. <br /> NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN: <br />
