These are not SFPA <br />conditions but are associated with other laws or requirements. All requirements are preliminary <br />in nature, and arc based upon the preliminary site plan and the ordinances in effect at time of <br />submittal for SEPA review. The proposal must comply with all ordinances in clfecl at file <br />time it complete building permit application is riled, including those not specifically set <br />forth herein. <br />I. A building permit is required for this proposal. <br />2. Prior to issuance of any permits, the Applicant must pay a mitigr.tion fee of 55.443 per the <br />City's Traffic Mitigation Ordinance No. 2425-99. <br />3. Mechanical equipment located on the roof, facade or external portion of the building shall be <br />architecturally screened by including the equipment in the building or site design so as not to <br />be visible from adjacent properties or public streets. <br />4. The Snohomish County PUD currently has sufficient capacity to serve the proposed <br />development. However, the existing District facilities in the local area may require upgrading. <br />Cost of any work, new or upgrade, to existing facilities that is required to connect this <br />proposed development to the District electric system shall be in accordance with the applicable <br />District policy. The development will be required to supply the District will) suitable <br />locations/easements upon their property for any underground electrical facilities that must be <br />installed to serve the proposed development. Contact with the District is recommended prior to <br />design of the proposed project. Please call the District's Everett office at (425) 783-8272 to <br />contact a Customer Engineer. <br />5. Prior to issuance of any permits, the Applicant must submit a revised Exhibit "A" of [finding <br />Site Plan #08-002 to reflect the project proposal as reviewed under this Addendum. <br />2 <br />SEPA79-006 Addendum <br />1q✓ <br />
